Came to replace the Solidarity Tax on Wealth (ISF) in 2018, Real Estate Wealth Tax (IFI) concerns French tax households or those holding real estate in France (built or unbuilt properties, not used for professional activity) whose net taxable value amounts to more than 1,3 million euros. Taxpayers those concerned must declare their IFI at the same time as their income, via the supplementary form 2042–IFI.
Si the tax base The calculation method for the IFI (French Wealth Tax) differs from that of the ISF (French Solidarity Tax on Wealth), but the calculation scale remains unchanged even in the event of inflation. IFI tax scale
The value of net taxable assets The amount of the Real Estate Wealth Tax is assessed on January 1st of the tax year and corresponds to the net asset value from which we have subtracted the liabilities (the debt) which is strictly linked to it.
The calculation of the tax bracket and the amount of the Real Estate Wealth Tax is carried out by multiplying the fraction of real estate assets included in each bracket by the corresponding rate, according to the following scale:
Important note: although only real estate assets exceeding 1,3 million euros are subject to IFI, the calculation of the amount of the latter for people who exceed this threshold starts at 800,000 euros.
IFI and discount mechanism
A discount is applicable to real estate assets valued between 1,3 and 1,4 million euros. It can be deducted from the total amount of the IFI (French wealth tax) according to the following calculation: 17,500 – 1,25% of the net taxable value of the assets subject to IFI.
Examples of calculating the amount of the IFI (French wealth tax)
For real estate assets with a net taxable value of €1,370,000:
- Portion of assets falling within the €800,000 – €1,300,000 bracket: €500,000 x 0,50% = €2500
- Portion of assets falling within the €1,300,000 – €1,400,000 bracket: €70,000 x 0,70% = €700
- Portion of assets falling within the €1,300,000 – €1,400,000 bracket: €70,000 x 0,70% = €6300
- Amount of the IFI (French wealth tax): 2500 + 700 + 6300 = €9500
For real estate assets with a net taxable value of €1,370,000:
- Portion of assets falling within the €800,000 – €1,300,000 bracket: €500,000 x 0,50% = €2500
- Portion of assets falling within the €1,300,000 – €1,400,000 bracket: €70,000 x 0,70% = €490
- Amount of IFI before discount: €2500 + €490 = €2990
- Discount: 17,500 – 1,25% x 1,370,000 = 17,500 – 17,125 = €375
- Amount of IFI after discount: €2990 – €375 = €2615
How to reduce your IFI (French wealth tax) amount?
Donations made to charitable organizations and recognized non-profit foundations, such as the Pasteur Institute of Lille, entitle donors to a tax credit. IFI tax reduction equal to 75% of the donation amount, up to a limit of €50,000 deducted, corresponding to a donation of €66,667. Depending on the chosen donation amount, the donor can therefore reduce or completely eliminate their Real Estate Wealth Tax.
